Homes starting to go up at The Farm in Poway - Pomerado News

The Farm in Poway has started a construction phase as grading efforts continue for the project, which when completed will include 160 residential lots, a butterfly farm, clubhouse and restaurant space.

“We’re progressing really well,” said Ryan Green, Lennar division president for San Diego.

Grading on the entire 117-acre parcel, formerly the StoneRidge Country Club golf course property off Espola Road, is expected to be finished by this fall, Green said.

The completion date for The Farm in Poway is expected to be in the first quarter of 2024, he said.

The master planned community draws on the rural qualities of Poway and features five new collections alongside conserved open space.

“It’s a good opportunity for Poway,” Green said. “We couldn’t be more excited about it.”

Poway City Councilmember Barry Leonard, who oversees the area in which the development is located, said he is anticipating the arrival of new homes and amenities.

“It’s a revitalization of a blighted area,” Leonard said, adding that it will beautify the city while bringing much-needed housing. “I think all and all it’s a win. I think they’re going to have no problem selling them.”

It will also be a nice place to visit for those who don’t live there, he added, saying the restaurants will provide more options in the area for a sandwich or a glass of wine.

Construction has started on two of five home options. The housing tract will have one- and two-story homes with up to five bedrooms.

Sales of the homes are expected to begin in August or September, Green said.

One option that has begun construction is The Cottages, a collection of single-family homes with four floorplans available. With 90 homesites in total, it’s the only collection with both single-story and two-story homes available, Green said. The Cottages offer up to five bedrooms with four bathrooms and range from 2,291 to 3,272 square feet.

The other collection under construction is Homestead, which has 20 homesites and offers multigenerational living plans and three elevation styles. The homes will offer 3,673 to 3,823 square feet with up to five bedrooms and 5.5 bathrooms. The garages for these homes will be three-bay and three-bay tandem.

The Farm in Poway will also offer 35 open space lots and 31 private space lots from three parcels that formed the golf course. Amenities include a butterfly farm and education center, spaces for new restaurants and other businesses, a recreation clubhouse and community gardens.

Along with grading, workers have been removing dead or dying trees in the area, Green said. That portion of the project has been completed for now. The undergrounding of power lines along Espola Road remains on the to-do list, he said.

While construction is going smoothly, Green said the efforts have been marred by ongoing supply chain issues.

“It’s a problem for everyone. It has not subsided at all,” he said.

The Farm in Poway homes are designed with the focus on indoor/outdoor living, with great rooms that flow out to large, covered patios and outdoor rooms, according to the project’s website. The homes will also include energy-efficient features such as rooftop solar panels, tankless hot water heaters and dual pane windows.

The other collections at The Farm in Poway are The Bungalows, which are attached, duplex-style homes with 22 homesites. There are two floorplan styles along with two elevation styles. The Gardens is 13 homesites offering two single-family home designs, including multi-generational, in four elevation styles with up to five bedrooms and four bathrooms. And the Meadows offers 15 homesites with two single-family home designs available, including one multi-generational design, and five elevation styles to choose from.

The development was approved by more than 60 percent of voters in November 2020 despite organized opposition by some residents near the former country club.

The group “Preserve Poway” said its members wanted the land to remain open space or to have a density of fewer than 160 homes.
